Moisture on windows is one of the most common concerns homeowners bring to us. The good news is that not all window condensation is a problem — but some types are a clear sign that replacement is needed. Here's how to tell the difference and what to do about each.
Moisture forming on the interior glass surface — the side facing into your room — is almost always a humidity problem, not a window problem. This happens when warm, humid indoor air contacts the cold glass surface and the moisture condenses, similar to a cold glass of water on a humid day.
In Arkansas, this is especially common in winter when indoor heating raises humidity levels while outdoor temperatures drop. It's also common in bathrooms, kitchens, and laundry rooms where moisture-generating activities occur.
Solution: Reduce indoor humidity with exhaust fans, a dehumidifier, or improved ventilation. Interior condensation is not a sign of window failure — though it can indicate that your windows have a lower interior surface temperature than ideal, which more energy-efficient windows would address.
Moisture on the outside of the glass — the exterior surface — is actually a sign that your windows are working well. It means the glass is cold enough (because it's well-insulated) that outdoor humidity is condensing on it. This is most common on cool mornings after warm, humid nights. It will evaporate as the day warms up and requires no action.
Fog, haze, or moisture trapped between the panes of a double- or triple-pane window is a clear sign of seal failure. The space between the panes is filled with an insulating gas (typically argon or krypton) that provides thermal resistance. When the seal fails, outside air — and its moisture — enters this space.
A fogged window has lost most of its insulating value. The U-factor of a failed double-pane window approaches that of a single-pane window, meaning you're paying for a double-pane window but getting single-pane performance.
Solution: Seal failure cannot be repaired. The window unit — the glass and spacer assembly — must be replaced. In some cases, only the glass unit needs replacement (not the entire frame), which can reduce cost if the frame is still in good condition. Call us for an assessment.
Northeast Arkansas has one of the most challenging climates for windows in the country — hot, humid summers followed by cold winters with significant temperature swings. This thermal cycling stresses window seals over time, accelerating seal failure. Homes in Jonesboro and the surrounding area typically see window seal failure earlier than homes in drier climates. If your windows are more than 15 years old, it's worth inspecting them for early signs of fogging.
